CREG | Healthcare is pleased to announce the successful sale of Willamette ENT & River Road Surgery Center, a premier, 100% leased healthcare facility located in Salem, Oregon.
A High-Performing Asset in the Mid-Willamette Valley
The 22,000 SF state-of-the-art facility is home to Willamette ENT, the region’s only comprehensive ENT provider, and River Road Surgery Center, which recently formed a strategic partnership with national ASC operator AMSURG. The building features 3 operating rooms, dedicated pre- and post-op recovery areas, procedure and microscope rooms, GE ultrasound equipment, and robust clinical infrastructure. The practices see over 200 patients daily, conduct 2,000+ surgeries annually, and provide a range of ENT, allergy, audiology, cosmetic, and imaging services.
A Competitive Process Fueled by Market Demand
The marketing process generated significant interest from institutional healthcare investors, with CREG successfully procuring 10 competitive offers. As part of the transaction, CREG negotiated new 15-year NNN leases with both tenants,—enhancing long-term value and stabilizing cash flow. The transaction was structured as a tax-deferred deal, allowing the physician-owners to retain partial real estate ownership.
The property was ultimately acquired by a private equity group focused on high-performing healthcare real estate assets.
